Stop Hiding Your Lead Magnets!

Raise your hand if you’ve spent hours designing a beautiful buyer or seller guide—or some other lead magnet—only for it to end up hidden in a Google Drive folder, never to see the light of day. 🙋‍♀️

Yep, I’ve been there too.

We pour so much time, thought, and energy into creating these resources to help potential clients… and then? We forget to actually share them. But here’s the thing: when you consistently share items of value, your leads don’t just start conversations with you—they start trusting you.

Over the last two years, the simple act of offering a lead magnet has become my #1 way to connect with new buyers and sellers. I don’t have to chase down leads or post 24/7. Instead, I attract people who already feel like I can help them—because I’ve already started helping them with my free resource.

What counts as a lead magnet?

Don’t overthink it! It can be something you’ve already created:

  • A Buyer 101 Guide

  • A Seller Checklist

  • A “How to Prep Your Home for Photos” cheat sheet

  • A local market update

  • A moving timeline

  • A fun PDF about the best neighborhoods in your city

Anything that answers a question, solves a problem, or makes your client’s life easier = value.

 

Here’s my simple 3-step system:

1) Share value-packed freebies consistently.
Post them on social media, link them in your bio, talk about them in your Stories. Let people know they exist! (Tip: Don’t wait until it’s perfect—done and shared beats perfect and hidden.)
 
2) Plug them into an automated workflow.
Once someone downloads your guide, let the system take over! Automations allow you to stay in touch without burning out. Think follow-up emails with helpful tips, related resources, or even a short video introducing yourself.
 
3) Nurture and convert.
By the time you hop on a call or tour a home together, they’ve already gotten value from you. You’ve built trust before even meeting—and that’s powerful.

 

Why does this work?

Because it shifts you from being “just another agent” to someone who genuinely helps. When people feel supported from the start, they’re far more likely to choose you as their Realtor®.

Best part? Once you’ve built the system, it runs in the background—bringing in leads, building relationships, and saving you time. 🙌
